2024 BV Year in Review

In 2024 we raised $94M in new investment capital and distributed over $27M back to investors.  

BV provided investment opportunities across four projects. These included two Ground-Up Multifamily developments which offered Roth conversions at a discount and two 1031/DSTs for real estate investors who want to defer capital gains.

BV Capital successfully recapitalized Mansfield Land investors through the BVCAP Mansfield Investors LLC development which bought the land to develop The Alexander project.

Two New developments

2 NEW BV Developments

BV Capital completed two raises for the ground-up construction of high end projects in Texas.

  • The Alexander will be a 388-unit wrap style property in Mansfield, TX, a suburb of DFW.
  • Landhaus at Gruene will be a 356-unit farmhouse-style property in New Braunfels, TX, a suburb of San Antonio.

BV Carriage Homes on the Lake DST

Bridgeview Completed the Raise on their Second Delaware Statutory Trust.

This offering was sold exclusively through FINRA member broker dealers and RIAs.  This DST was sold through BV Securities as Bridgeview's managing broker dealer.

Mercantile Lofts

Bridgeview is ready to move forward on this new ground-up construction multifamily property. The Mercantile Lofts development will be a unique hybrid wrap/garden-style community with 248 units in Arlington, TX.   The raise will open in March 2025.

BV Student Housing Texas Portfolio DST

BV Securities is currently selling the BV Student Housing Texas Portfolio DST as a 1031 offering.

  • Bridgeview successfully renewed our TCU master lease for 5 years.
  • The UTA property grew rent by 5.8% in the fall of 2024.

The construction of our Denton property, The Woods at Forest Crossing, was completed in 2024 and is now in the lease-up phase.

BV Archway Real Estate Income Fund

Industrial Properties in the Fund

The Fund sold its 1st asset for a 19% return for Fund investors. The Fund has 7 assets left that will be packaged for sale later this year.

A look into Bridgeview Events

We held multiple private investor events and attended several industry conferences in 2024.
