  • Why Texas Mixed-Use Real Estate Is Attracting Major Investment

AUTHOR: Ross Curtis, BV Capital President

Texas real estate is undergoing a massive shift. Major investors are increasingly focused on mixed-use developments that bring housing, retail, dining, and public spaces all into one area. From Arlington to Corinth, developers and municipalities are investing in a different approach to residential living, as shown by the two projects below.

In September of this year, the City of Arlington approved a deal with Trammell Crow Company for a downtown development that delivers nearly 400 apartments, commercial office space, and shops. The project requires at least $123 million in private investment, plus $38.4 million in city funding, much of it tied to publicly owned assets and infrastructure.

Shortly after, the City of Arlington finalized a master development agreement with Hines to transform 27 acres near Interstate 30 into a major mixed-use employment center.

These projects show that some top developers and municipalities are looking beyond single buildings and focusing on district-level projects. What does the surrounding environment actually contribute to the investment?

Redefining Prime Location

The old real estate rule of "location, location, location" has evolved past basic highway access and proximity to major employers. Residents do not experience a property only through the walls of their apartment.

When dining, public parks, walking trails, and retail are all part of a single, cohesive area, this differentiation gives the residential property a massive competitive advantage. While standard properties compete strictly on interior finishes and temporary concessions, apartments within a mixed-use community are harder to replicate.

That does not mean adding a restaurant nearby automatically changes the economics of a multifamily property. A mixed-use plan can look compelling on a rendering and deliver very differently in practice.

Market Normalization: The DFW Multifamily Rebound

The timing of this master-planned development surge aligns well with broader changes across the Dallas-Fort Worth metroplex. DFW is successfully absorbing the largest wave of new construction in its history, shifting the region back toward a healthier balance.

DFW Multifamily Supply & Demand Profile (Q3 2026)

  • YTD Net Absorption: 26,700+ units
  • Units Under Construction: 29,700 units
  • Pipeline Contraction: Down 28.6% year-over-year (and down roughly 50% from the 2023 peak)

(Source: Cushman & Wakefield / Northmarq Market Reports)

Data confirms that year-to-date net absorption in DFW has surpassed new completions by more than 5,600 units. Northmarq had observed a similar shift earlier in the year. During Q2, approximately 12,000 units were absorbed while roughly 6,200 new units were delivered, and the construction pipeline had already fallen 43% from its 2023 peak.

Those numbers do not guarantee stronger performance for any individual property. As the construction pipeline shrinks and regional supply normalizes, mixed-use properties are better positioned among the other Class A communities.

How Corinth Is Creating a Mixed-Use Downtown

The City of Corinth and the Corinth Economic Development Corporation are partnering with Realty Capital Management on Parkway at the District, a mixed-use development to include parks, trails, green space, live music, restaurants, retail, and a future hotel.

Our multifamily development project, BV Parkway Lofts, will be built into this master plan, as a 294-unit Class A multifamily property.  BV Capital’s current offering materials describe Parkway District as a master-planned environment expected to include parks, trails, green space, live music, restaurants, retail, and a future hotel.

BV Parkway Lofts is not being evaluated solely as 294 apartments on a site in North Denton County; its value extends beyond one building. For investors, residents' premium for its location in a mixed-use environment may help consistently capture rental premiums and support strong property values.

Differentiation: The Investment Case for Mixed-Use

In a dense Class A market like the DFW metro, luxury finishes are a standard requirement, not a complete investment strategy.

Long-term success requires a few elements to work together:

Property Excellence:

The asset must deliver on the fundamentals of unit design, smooth operations, price, amenities, and steady leasing momentum.

Proximity

Nearby businesses, entertainment, and parks expand the tenant experience beyond the property line.

Timing

Entering the submarket as construction deliveries slow positions the asset to capture maximum tenant demand.

None of those factors should be evaluated independently. A strong location cannot compensate indefinitely for poor execution. A compelling mixed-use master plan may have limited value if surrounding uses are delayed or never achieve the activity originally envisioned. A well-built property can still struggle if it enters an oversupplied submarket.

BV Parkway Lofts will be managed by our in-house property management team and constructed with high-end materials from BV Construction. The property will be within a mixed-use community offering a wide range of spaces. And finally, the property will not lease in the same DFW supply environment that existed at the peak of the recent construction cycle.

A Disciplined Sponsor Helps Mitigate Risk

Ground-up multifamily development demands disciplined underwriting, tight construction management, data-driven operations, and a clear exit strategy.

BV Capital is part of the Bridgeview family of companies, an integrated platform operating across development, construction, property management, and investment management. As of September 2026, Bridgeview reported 1,363 multifamily units developed, 17 fully realized assets, and more than $440 million in total capitalization across those realized investments.

Past performance does not guarantee future outcomes; this track record reflects experience, not certainty. Every ground-up project introduces its own risks. Fluctuations in construction costs, shifting timelines, and evolving capital markets mean development variables require continuous monitoring. A sponsor should pressure-test underwriting assumptions against changing conditions and proactively manage the asset from groundbreaking through stabilization.

Conclusion: The Future of Texas Real Estate

Investing in places people choose. Major developers and municipalities are committing meaningful capital to the idea that the spaces between buildings, and the uses surrounding them, can influence a multifamily property's value to residents and investors. Corinth is pursuing that idea on its own scale through the Parkway District. Whether that perceived value translates into investment performance will depend on execution, demand, timing, and the development of the surrounding district.

The real estate market is changing, and the strongest opportunities belong to properties that offer modern renters what they want in the next generation of Texas multifamily real estate.
