2023 was an active year despite economic headwinds. BV Capital closed on two new parcels of land for future multifamily developments in Denton and Arlington, TX. Additionally, events included the completion of Bridgeview's First Delaware Statutory Trust (DST) while launching our 2nd DST for 1031 exchange investors, our 1st land recapitalization, and continued work on current projects building value for investors across our portfolio.

Two North Texas Land Acquisitions

BV Capital closed on two new parcels of land for future multifamily developments in Denton and Arlington, TX.
- This is BV's 2nd development in Denton, with plans to build a 360-unit class A property.
- Our Arlington project, named Mercantile Lofts will be a 250-unit class A wrap-style property.

BV Capital successfully recapitalized New Braunfels Land investors through the BVCAP NB Investors LLC development which bought the land to develop The Landhaus at Gruene project.
- Investors received a 34% return over a 20 month hold period.

Completion of Bridgeview's First Delaware Statutory Trust
BV Securities (BV Capital's in-house broker-dealer) raised over $31M in 1031 exchanges and cash through our network of third-party broker-dealers and RIAs. The property is located in the Dallas Design District and within 1 mile of the Dallas Uptown District, the most expensive submarket in all of the DFW metroplex.
The BV Construction Team is in full swing on a $3M value-add renovation of the units, fitness center, pool, and leasing office.

The BV Archway Real Estate Income Fund acquired its 8th and final asset in 2023. The newly acquired asset is a pair of industrial buildings with outside storage located in Mansfield, TX.

This upcoming top-tier property has broken ground with construction underway. BVCAP NB Investors offering has a little room left in equity and notes for developing 356 farm house style Class A units within a unique outdoor lifestyle.

The Alexander - Dallas-Fort Worth suburb - Mansfield, TX
BVCAP Mansfield Investors is now open and offering equity and note investments in the development of 388 wrap style Class A units with top tier amenities. The Alexander is located within a mixed use development with restaurants, retail and entertainment within walking distance.
