2025 Year In Review

In 2025, we raised $66.7M in new investor capital, with $22M in distributions

Every new year brings the question of “Did you have a good year?”  By what measure?  Not just by how much capital is raised or how many new partners join - but by whether we did what we said we would do.  For 2025, “good” meant funding every deal we originated, making consistent monthly and quarterly distributions, expanding and training our team,  and continuing to build the infrastructure that supports your investment experience.

A change of the calendar is a good time to pause and reflect - not just of what went right, but of where we can be better.  This past year, we invested in people, processes, and technology so that BV Capital can scale with discipline rather than haste.  

Last year, BV Capital:

  • Offered 3 Investment Deals: BVCAP Mercantile Investors, BVCAP Belton Investors, and BV Fraser Caddo Land
  • Launched Our 4th Delaware Statutory Trust - BV Ernest Health Neuro Rehab DST
  • Made substantial progress on the construction of our 4 ground-up developments
  • Liquidated our BV Arlington Land deal at a 35.86% return to investors
  • Attended numerous conferences and hosted events nationwide

Fully Cycled/Sold Deals

In March 2025, we liquidated our BV Arlington Land deal to begin the development phase and capital raise for the ground-up multifamily project, BVCAP Mercantile Investors. See results below.

BV Arlington Land Deal

In April, the BV Ernest Health Neuro Rehab DST acquired BV Vibra LLC, marking the start of the recapitalization process.  The DST ended the year 33% funded, and the BV Securities sales team has built our largest-selling group of financial advisors who can recommend this option to their investors in need of a 1031 exchange.   View DST Offering

Updates on Ongoing Deals

Two of our ground-up construction projects, named ‘The Alexander’ and ‘Landhaus at Gruene’, opened their doors for residents in 2025. Construction is ongoing at these properties and at our Arlington project, all led by the BV Construction team.

  • BVCAP Denton ‘Woods at Forest Crossing’- Reached stabilization in 2025 and hit 90% occupancy.

  • BVCAP NB Investors ‘Landhaus at Gruene’ - Under Construction, began pre-leasing in Q3 2025.

  • BVCAP Mansfield Investors - ‘The Alexander’- Under Construction, began pre-leasing in Q4 2025.

  • BVCAP Mercantile Investors ‘Mercantile Lofts’ - Vertical Construction began in December 2025.

The year also posed challenges, as Bridgeview Real Estate continues to work on the next phase of development in Galveston, exits for Corpus Christi land and the BV Archway Real Estate Income Fund properties, along with multi-family assets like Sierra Vista, The Taylor, and The Woods at Forest Crossing. 468 acres of land in Caddo Mills, TX, that will be the site of a master-planned community named "Stroope Ranch", a seven-phase development project that will consist of approximately 1,435 single-family lots. View Offering

BV Ernest Health Neuro Rehab DST - Sacramento, CA

A zero-debt offering open for accredited investors seeking capital gains deferments through a 1031 Exchange. Sacramento Rehabilitation Hospital is a part of Ernest Health, a network of rehabilitation and long-term acute care hospitals.

Site Visits

The team traveled to Mansfield, TX, and reviewed construction progress on our development project, ‘The Alexander’.

In October, BV hosted a due diligence event for our DST in Sacramento, CA, inviting financial advisors to travel to the property for a site tour.

Conferences

  • 2 Alternative and Direct Investment Securities Association (ADISA) in Las Vegas and Los Angeles - ADISA hosts two industry gatherings each year to discuss the current market environment and capital raise updates in various product asset classes while furthering educational sessions on industry rules and regulations.
  • Best Ever Conference (BEC) - BV Capital was selected to be one of the presenters at the conference’s “Pitch Slam” event, where Ross Curtis educated attendees on our upcoming Mercantile Lofts multifamily deal in Arlington.
  • 2 FactRight - FactRight hosts two due diligence events each year for financial advisors and analysts to review various real estate and private credit offerings from sponsors.  BV hosted two booths and networked with multiple advisors and due diligence officers.
  • 1 The National Due Diligence Alliance (TNDDA) - BV attended its first TNDDA event to kick off the launch of the BV Ernest Health Neuro Rehab DST to the financial advisor community and garner feedback.

We enjoyed our time with our local investors, hosting a lunch presentation to discuss BV projects and the state of the commercial real estate industry.

What’s in store for 2026?

Our goal isn’t to be the biggest sponsor - it is to be a dependable one.  Performance, transparency, and execution matter more to us than headlines or asset totals.  In 2026, we are focused on improving the timeliness of tax reporting, enhancing the investor portal, and continuing to originate well-underwritten new projects that fit our long-term strategy and make a positive contribution to our long track record.
