The Denton site is adjacent to the 288-unit Denton Forest Crossing, Bridgeview's inroad to a two-university city with a combined student enrollment of 58,000.  The city's rental occupancy rate is closing in on 97%; the average monthly rent has reached $1,344; and effective rents are up 16.1% per year since 2021.

"Having side-by-side developments makes good economical sense. It will create economies of scale for our general contractor, Bridgeview Construction," Anderson says.  "Our crews can easily move between the projects as work wraps up on various stages."

ARLINGTON, TX

In Arlington, Bridgeview Multifamily has gained city approval to develop a vacant tract near Interstate 20. The site historically has failed to meet developers' litmus tests from a density perspective.

"Because of our past experience with a similar site we were able to design a unique project that provides the density needed to make the numbers work to make the development viable," says Steve May, Bridgeview's president and founder. "Developers have been struggling for years to find a way to develop that site. Fortunately, no one else had the insight to accomplish what our team did with the urban design."

The 6.34-acre tract is located at the intersection of West Bardin and Matlock roads, just a stone's throw from I-20 on/off ramps.  The surrounding neighborhood is a mix of local retail and single-family communities with homes that cost upward of $350,000.

Tentatively dubbed Mercantile Lofts, Bridgeview Multifamily's plan calls for a four-story building with three-story wings with one- and two-bedroom units averaging 796 sf.  Featured amenities include a pool, courtyard and single-level parking garage.

DALLAS – In back-to-back off-market transactions, BV Capital and its investors have funded Bridgeview Multifamily's acquisition of development sites in Dallas/Fort Worth and the Texas Hill Country to build two class A multifamily projects totaling nearly 800 units.

Bridgeview expects to break ground this year on both sites. More than 400 units will be developed on 7.8 acres in Mansfield, one of DFW's high-growth suburbs, and 380 apartments are planned for a 17.06-acre tract in New Braunfels.

"Both development sites are irreplaceable locations within close distance of their respective city's top attractions," says Rob Anderson, president of Dallas-based BV Capital, a member of the Bridgeview family of companies, "These were development opportunities that required a quick close that we just couldn't pass up, even though it meant deploying a new investment strategy for us."

The Mansfield site is close to the Shops at Broad, Dr. Pepper Stars Hockey Center and Fieldhouse USA. The New Braunfels acreage is less than a mile from Gruene Hall, the most famous and oldest honky-tonk in Texas.

To facilitate a quick close, BV Capital's team completed one capital raise to fund site acquisition and pre-development. A second capital raise is being used for construction.

This is the first time Bridgeview has broken investments into two phases. This structure allows investors in the pre-development phase to have the option of receiving their return or roll it into the development phase. 

BV Capital's sister company and development arm, Bridgeview Multifamily, is planning a four-story project in Mansfield – a mix of one- and two-bedroom apartments with a targeted average of 850 sf. Construction is anticipated to get underway in the fall.

"Mansfield has grown exponentially in the past five years. It is clearly time to develop this site," says Steve May, principal of Bridgeview Multifamily.

Mansfield, like other suburban cities in the region, has built residential, retail and recreational amenities in tandem to grow its economic base. The population has climbed to nearly 90,000, up 2.75% per year since 2015. Within the city limits, there are 11 parks, 3.5 miles of hiking and biking trails, 80 acres of nature parks, four athletic fields and two golf courses. As for Bridgeview's development site, it will neighbor 430,000 sf of retail and restaurants with more on the way, including a mega H-E-B that's slated to open this year.

Bridgeview acquired the New Braunfels site from a private seller via direct negotiations. The developer is planning a complex of three-story buildings, also a one- and two-bedroom mix averaging 850 sf.  A late 2022 groundbreaking is projected.

New Braunfels is the third fastest-growing city in the nation for populations with more than 50,000 residents. It's one of the most popular Texas Hill Country destinations, a haven for outdoor enthusiasts and festival-goers. It's also home to Schlitterbahn Waterpark & Resort, which Amusement Today has ranked as the world's best for 23 consecutive years.

Bridgeview's land is located near the Gruene Historic District, which attracts more than one million visitors per year. In addition, the site is bordered by a proposed single-family community and one of the city's largest employers, Coleman Co. Inc.

DALLAS – BV Archway Real Estate Income Fund has acquired a quartet of single-tenant assets, all triple net-leased, in Texas in a fast-paced round of closings valued at more than $40 million.

These acquisitions have expanded BV Archway's triple net-lease portfolio by 263,323 sf of class A and class B industrial and retail space in Houston, El Paso and Millsap situated 30 minutes west of Fort Worth. The average weighted lease term is 10 years for the fund's new holdings.

The newly acquired, fully leased properties are:

• 650 Gellhorn Dr. in Houston – a five-building industrial complex, totaling 161,626 sf on nearly nine acres. The property is rail-served and five miles from the Port of Houston. It is leased to a third-party logistics firm;
• 5869 Waycross Ave. in El Paso – a heavily secured two-building project, totaling 22,300 sf on 1.78 acres;
• Northern Tool + Equipment, 18780 US 59 in Houston – a 22,016-sf retail project on 1.7 acres in Park Air 59, a class A mixed-used business park at the gateway of Bush Intercontinental Airport;
• GEODynamics Inc.'s manufacturing facility, 10400 W. Interstate 20 in Millsap – a 57,381-sf structure on a 10.37-acre tract that is adjacent to the company's 15,866-sf headquarters building, which the fund acquired last summer. The firm, which is a wholly owned subsidiary of Oil States International, specializes in research, development and manufacturing of  consumable engineered products for the oil and gas exploration industry.

The fund acquired the 3PL project from Delaware ABP TX Hou LLC of Marietta, GA. The other three properties were secured through direct deals with fund partner Archway Properties, a Houston-based development firm that previously acquired or developed each of the assets.

"Our fund has been popular within the Registered Investment Advisors' space, which appreciates the 7% preferred return*, which has been paid consistently since breaking escrow in February 2021," says Rob Anderson, president of Dallas-based BV Capital, a member of the Bridgeview family of companies.

BV Archway Real Estate Income Fund is a partnership between BV Capital and Archway Properties. The investment vehicle was launched eight months ago with the ability to raise $50 million in equity to acquire net-leased industrial, retail and office assets in Texas and Sunbelt states. To date, the fund has raised more than $20 million in equity, which was used to acquire the properties.

There presently are six properties in the fund's mixed-use portfolio, with another set to roll in Q1. The common denominator is the caliber of the creditworthy tenants, a diversified mix of institutional quality and strong regional brands with long-term leases in place.

BV Capital Raises $8.7M in Equity for Purchase of Student Housing Projects near UTA, TCU

DALLAS –  BV Capital has facilitated the acquisition of two class A student housing projects in Dallas/Fort Worth, raising more than $8.7 million of equity within 60 days on behalf of a related company, Bridgeview Multifamily LLC.

Bridgeview Multifamily is marking its inroad into the student housing property sector with the acquisition of the 218-bed Midtown Urban at 1121 UTA Blvd. near the University of Texas at Arlington and 165-bed Liberty Lofts at 3517 S. University Dr. near Texas Christian University in Fort Worth. Both assets are 100% leased as the new academic year gets underway.

"The capital raise went quickly due to the strength of the sponsor and the universities that the properties serve," says Rob Anderson, the president of Dallas-based BV Capital.

An estimated $2 million is earmarked for upgrades at both projects. Exterior renovations will begin immediately. Clubhouses will be updated during the winter break. All units will undergo cosmetic upgrades in summer 2022. The Fort Worth property is in line for a new amenity covered parking.

Texas is experiencing strong demand for student housing due to skyrocketing enrollments, including out-of-state transfers. BV Capital launched this portfolio because of market conditions and the lack of new product coming on line.

UTA and TCU have experienced significant enrollment growth in the past two years. UTA's student population presently exceeds 48,000 while TCU, a private institution, has surpassed 12,000.

Bridgeview Multifamily is anticipating a three to five year hold of the portfolio. The transaction was negotiated directly with the seller for both properties.

BV Capital, Archway Rolling Out $50M Net-Leased Fund, Seeds Portfolio with Off-Market Acquisition

DALLAS – BV Capital and Archway Properties have launched the BV Archway Real Estate Income Fund, jump-starting a $50 million equity play with the off-market acquisition of a triple net-leased asset in a 111-acre business park in the Houston market.

The fund is planning to acquire 10 to 12 single-tenant NNN-leased properties in Texas, leveraging its equity to build an institutional-quality portfolio of commercial assets.  BV Capital projects it will be fully invested in one to two years.

The fund has seeded the portfolio with its first holding – a 79,684 sf Floor & Décor showroom and warehouse in Park Air 59, a mixed-use development located at the eastern entrance of Bush Intercontinental Airport. The Archway-developed project, which delivered in late 2019, is secured by a NNN lease with a publicly traded company that's ranked as one of Fortune 100's fastest growing companies.

"Floor & Décor is pandemic-resistant, as evidenced by its stellar growth in the past year. It's a strong start for the BV Capital Archway Fund portfolio," says Rob Anderson, president of Dallas-based BV Capital, a member of the Bridgeview family of companies. The fund's strategy calls for an anticipated five-year hold. The team is focused on sourcing build-to-suit developments and one-off acquisitions of newer buildings, which are NNN-leased for the long term to creditworthy tenants in historically strong markets like Dallas/Fort Worth and Houston.

BV Capital is projecting a 7% annual preferred return for the new investment vehicle, which is coming to market as a real estate alternative for accredited income investors. The fund is designed to produce a stable monthly income for investors throughout the hold, with an opportunity for upside on the exit.
